International demand is the main “driver”

The first and clearest indication is the origin of prospective buyers. 68.7% of interest comes from abroad, while 31.3% originates from Greece. This reflects a reality that directly concerns both buyers and sellers: the Peloponnese is not driven solely by domestic demand, but largely by people seeking property from overseas — whether for a second home, a lifestyle change, or an investment. Simply put, in 2025 the Peloponnese is a market with a strong international presence, shaping overall demand.

 

What properties buyers searched for most in 2025

When it comes to “what buyers are looking for,” preferences are very clear. Detached houses/maisonettes account for 64.5% of interest and represent the flagship of demand. Apartments follow with 23.9%, land/plots with 8.5%, while other properties (shops, storage units, etc.) account for 3.0%. The dominance of residential homes is linked to what the Peloponnese offers as a destination: more space, privacy, outdoor areas, views, and overall the experience of a holiday residence. Apartments remain a strong option but more often serve as a lower-cost or “easier-to-manage” solution.

 

How price ranges “behave” for detached houses/maisonettes


For detached houses/maisonettes, demand in 2025 is mainly concentrated in the low-to-mid price segment, with clear weight toward the mid-market. The largest share falls within the lower-mid range (<€100,000–€300,000) at a total of 65%, followed by the upper-mid range (€300,000–€500,000) at 18%. Higher up, the premium segment (€500,000–€900,000) remains significant but smaller in volume at 13.8%, while the ultra-high segment (€1,000,000 and above) is limited to 3.2%.

This practically means that most prospective buyers are seeking homes that strike the right balance between price, quality, and core features (space, privacy, outdoor areas or views, and a good location), while there is also a steady audience searching for higher-end options and evaluating overall quality and presentation more strictly.

 

Apartments as a value-driven solution

In apartments, the picture is even more pronounced and clearly oriented toward affordability. The overwhelming majority of interest is concentrated in the low segment (up to €100,000) at 54.4% and the lower-mid segment (€100,000–€200,000) at 42.9%, while higher segments (€200,000–€900,000) are practically marginal at a combined 2.4%, and just 0.2% for the ultra-high segment (€1,000,000 and above).

Simply put, in 2025 apartments mainly function as a value-focused solution: prospective buyers decide based on location, accessibility, property condition, ease of use, and — often — the potential for rental income.


 
Where the interest comes from

Within international demand, a strong core emerges from specific countries alongside broad dispersion from many smaller markets. Germany ranks first with 15.6%, followed by the United States at 12.6% and Israel at 12.4%. The United Kingdom accounts for 10.1%, France 6.9%, the Netherlands 5.2%, Belgium 4.3%, and Eastern Europe 3.9%, while all other countries collectively represent 25.1%.

This picture shows that beyond the core markets with consistently high interest, there is also significant momentum from a wide range of smaller countries — reinforcing the international nature of demand in the Peloponnese.

All of the above leads to clear conclusions that directly concern both buyers and sellers. The main “engine” of demand is detached houses and maisonettes, with the largest share of interest concentrated in lower to mid price levels.

For apartment sellers, it means pricing must be highly realistic and the property must clearly “demonstrate” what it offers relative to its price, as prospective buyers compare more easily and decide with stricter cost-benefit criteria.

Finally, regarding the origin of demand, the strong presence of buyers from Germany, the United States, Israel, and the United Kingdom — combined with broad dispersion from many other countries — means something very specific for property owners: their property is not addressed solely to the local market, but to a wide international audience. This increases the chances of finding the right buyer — provided the property can be clearly “read” by someone thousands of miles away.

In practice, owners benefit when the property has correct pricing, a clear image without ambiguities, complete and well-organized documentation (so no doubts arise), and high-quality presentation that highlights its strengths. The more “ready” and transparent a property is for a foreign buyer, the easier it is to build trust, the fewer negotiations are required, and the better the conditions for a smooth and effective sale.
